Roof Repairs

Leaking Roof Repairs

Most roof problems start small: one tile slips, a ridge loosens or the lead round a chimney lifts. Water then finds the gap, soaks the felt and battens underneath and eventually shows as a stain on a ceiling well away from where it got in.

A repair begins by finding the real cause rather than patching the stain. Tiles and slates are replaced to match, ridges and hips are re-bedded or fixed, and flashings, valleys and chimney joints are renewed where they have failed.

If the roof turns out to need more than a repair, you are shown why, so you can weigh up the repair against a new roof with the facts in front of you.

Signs Your Roof Needs Repairing

Each of these is usually a straightforward fix when it is dealt with early, and an expensive one when it is left.

Tiles on the Ground

A tile or slate in the garden means a gap on the roof, and the felt underneath is now taking the weather on its own.

Stains on a Ceiling

Brown rings or damp patches upstairs show water is already past the covering and soaking into timber and plaster.

Loose Ridge Tiles

Cracked mortar along the ridge lets tiles rock in the wind until one finally lifts off in a storm.

Daylight in the Loft

Light showing through the roof in the loft marks the spots where rain will come in at the next downpour.

FAQs

Roof Repair Questions

How Do I Know If My Roof Needs Repairing or Replacing?

Isolated problems such as a few slipped tiles, a loose ridge or a failed flashing on an otherwise sound roof are usually repaired. If leaks keep appearing in new places, the battens or felt have rotted, or tiles are crumbling across the whole roof, replacement is often better value. The roof has to be seen before anyone can say which applies.

Why Is Water Coming Through My Ceiling When the Tiles Look Fine?

Water rarely drips straight down from where it gets in. It can enter at a valley, a cracked flashing round a chimney or a gap at the ridge, run along the felt or a rafter and appear on a ceiling some distance away. That is why a repair starts with tracing the leak back to its source.

Can You Match My Existing Roof Tiles?

In most cases, yes. Concrete and clay tiles and natural slates come in many profiles and colours, and replacements are chosen to match what is already on the roof as closely as possible.

Do You Repair Chimneys & Flashings?

Yes. Failed lead or mortar flashings and worn pointing round chimney stacks are among the most common causes of leaks, and both are repaired as part of roof repair work.

Do You Repair Flat Roofs as Well as Pitched Roofs?

Yes. Felt and GRP fibreglass flat roofs on garages and extensions are repaired too. If a flat roof is worn out across its whole area, replacing it is usually the better option, and the Flat Roofs page explains that work.

How Do I Arrange a Roof Repair?

Call 0800 158 8240 or fill in the quote form with your postcode and a short description of the problem. A visit is then arranged to look at the roof before the repair is quoted.
